Question:

Are there any restrictions in building a basement (a rumpus and a bedroom) for your house? Are there any specialised builders who build basements for houses? The house will be built on a vacant land from scratch.

Answer:

Hi Ajith,
Firstly a basement is generally described as an area that is not generally open on one side, whilst a lower level is open at some point to the outside.  Generally there should be no restrictions on either of these types of construction, provided that all the requirements of building law such as structural safety, light, ventilation, waterproofing etc. can be satisfied.  Buildings with such amenities are not uncommon, particularly on sloping sites.

There may be some planning restrictions that prohibit certain aspects of construction and if there are, this information would usually be available from your local authority such as city or shire council or a building certifier.

Most builders should be able to undertake this type of work, but I would check that the licence they hold makes them eligible to undertake the scope of work you intend toundertake.
